As a agent working with RE/MAX Accord, my wife and I server the the greater Oakland and Montclair areas as well as Orinda, Lafayette and full Contra Costa County district. The Changing Climate of Real Estate in Northern California
I understand that the real estate market in the Bay Area has changed dramatically over the past 10 years, and especially in last five years. Real estate ownership continues to be an important investment strategy for residential property owners as well as investors. As a result, the current trends in Real Estate call for a deeper understanding of market momentum and property values, as well as the ability to offer creative strategies to sellers and buyers in a highly competitive market.

Full Service Real Estate- A Client Based Approach
I have incorporated over 25 years of diverse entrepreneurial business experience into my Real Estate practice. My experience with start up businesses; business planning, negotiations, and working with thousands of retail clients has enabled me to bring a new vision and special social skills to my real estate practice. For over 14 years, I have worked with residential clients, builders, contractors, lot buyers, income property investors and landlords. I have owned income properties and have been directly involved in all phases of residential sale, property renovation and income property development.
I bring these wide ranging skills to the table for each client. In this competitive market, often one has to chose between just a handful of properties and the deciding factor may be minor renovations or a major a foundation or drainage problem. I help clients weigh these decisions carefully and often assist in remedying them through my extensive connections with over 70 service providers. For sellers, it is critical to prepare and plan properly for the marketing and presentation of a home. I have a 7 point detailed plan to achieve this including a unique 24 hour hot line allowing buyers and agents to call anytime for information or assistance. State of the art INTERNET marketing is used as well.

Real Estate transactions can be a stressful and difficult time but it does not have to be. By temperament, I am calm, patient, and objective which supports a harmonious and cooperative relationship with clients, other agents and parties involved in a transaction. I also encourage the sharing of direct and honest opinions with clients which I believe is essential to creating trust and in making the right decisions in real estate and business.

Many of these providers are ones that I have direct experience with. This service has saved clients time and money.

Recent Activity:
Listing: Shafter St, Rockridge, North Oakland. Represented Seller. I advised the owner to completely renovate this existing rental property. The poor condition of this property demanded full renovation to enhance value. I managed and supervised all renovations and completed work with five crews in
28 days. Total cost about 28,000. As a non-renovated property, the selling price (based on market comparables) was about $425-440,000. It sold for $587,500 after our renovations and complete marketing approach.

Listing: Monarch Ridge Townhouse, Walnut Creek, Ca.
I took over a listing after several months of selling resistance from the marketplace. I re staged the home;planned and implemented a new marketing and new pricing incentive structure (based on HOA fees and assessment credits). This property sold in sluggish market in about 30 days. I also facilitated negotiations as a dual agent with buyers and sellers for a "win-win" for both parties.

Danville Townhouse and an Montclair Monclair property. I worked recently with two different clients who were on a limited budget but needed to be in good school districts (Danville Montclair Monclair). I searched and found an off market property for one and discovered another property just reduced substantially for a quick sale. I closed both deals within a comfortable budget range for both parties far below market value. Quick action and agent networking located unique properties for both clients.

Shepard Canyon, Montclair,CA. Client Purchase/Investment Property : This home was purchased by an investor client. It was reduced $100,000 due to a settlement problem in one corner of the property. I recommended this property as a "good buy" for its potential and soft price. I negotiated the price to below asking price to $515,000. It is now valued at $750,000-775,000 after 18 months of appreciation and renovations renvoations. This is another example of creating value for clients through careful analysis property values and condition, upside potential, and renovation strategies.

I did want to mention a few things not on your questionnaire about the performance of Jeff Auen, my agent.

I met Jeff at an open house on one Sunday in Montclair. Although focused on the Claremont/Piedmont area at the time, I eventually decided to look also in Contra Costa County, which is closer to my office. I called and asked Jeff if he would work with me as my agent. He told me he works both counties and would be glad to.

He immediately went to work and tirelessly searched for properties that would match my specs. Jeff spent nearly every single weekend thereafter (except for one day) showing me properties; being generous with his time; and answering all my questions and reassuring me that, in fact, we WOULD find the right house in spite of many previews and multiple offer situations. His persistence and confidence was re-assuring.

The ultimate professional, Jeff was prompt, easy going, courteous and tactful no matter how many opinions he had to deal with (sometimes I brought friends along!). He was wonderful to work with and lots of fun too, which make a potentially stressful business deal enjoyable. The most Resourceful Agent I have met:
When I first met Jeff Auen at a neighbor's open house in the Summit Ridge Townhouse estates, I was immediately impressed with his business acumen, his knowledge of the real estate market in both Central and Alameda counties, his kind demeanor and his quick grasp of my special circumstances.

I was considering re-modeling and selling my rental property- a 1912 vintage Rockridge Craftsman- that had not been updated for nearly 25 years. It was in poor condition as a rental unit (tenant abuse). I was interested in exchanging it for a more contemporary, low maintenance home in Central Contra Costa. Having lived and owned a business in the Rockridge area for over 25 years, he was intimately familiar with the idiosyncrasies of the local market.

During the next three months, we worked together to realize my goals and Jeff was with me at every step of the way, both as business partner and friend, as well as real estate agent.

With a highly creative outlook and a keen eye to detail, he suggested ways in which I could potentially increase the value of my home by inexpensively re-modeling the kitchen and bathroom and modifying certain design elements while maintaining the home´s integrity and style.

Jeff designed and executed a cost effective renovation plan and managed to complete the project in 30 days.

As a renovation consultant, he interviewed, recommended for hire, and supervised the work of all vendors, ranging from construction, to paint choices, to landscaping. I found him immensely resourceful.

As an adviser, Jeff helped me draft a letter to my current tenants which would "soften the blow" of vacancy; shopped with me for the purchase of appropriate fixtures and hardware; and advised which stager to use (which proved to be indispensable to the sale of the property).

As a counselor, he listened to and addressed my concerns, helped to assuage the stress that I was feeling, and offered comfort when I finally had to say good bye to a house that I was deeply attached to.

Update: Jeff has subsequently found and negotiated the purchase of my new home (which I love) and recently sold my husband's townhouse in the Lafayette area duplicating the renovation consultation and project management he exhibited in Oakland.
